I went down the rabbit hole a few months ago.

If they break something (ie punch a hole in a door), then get it fixed and charge them for it.Know your local laws when it comes to tenancy. 

Lots of garbage left behind, needs pest control treatment, needs new paint, replacing carpet with vinyl, holes in the wall, stove is missing the handle, etc.

That doesn’t help you with the current damages but I’d check the drainage there to avoid more issues and floods down the road (no pun intended)

They told me they will patch up all the holes they made and paint over and clean up before they move out.

If there is some interest, I'll organize a rotating tee time (or a few tee times), maybe early evening on a weeknight, 9-holes to start.

In some cases you can be liable for concentrating drainage flows that damage your downstream neighbor.

If water gets behind the brick there should be weep holes at the bottom that let the water come out.

We stocked it with a bunch of extra pillows, and sheets so that kids could make play forts, went to thrift stores and bought a huge assortment of children's books and had toys for various ranges of kids including things like corn hole, frisbees, soccer balls, and a wiffle ball set.
