I have spoken to quite a few people in the last six months that were looking at Olmsted Falls to live, seeing the cost/value ratio there being much more preferable than some of the other West side suburbs.

They try to protect high wages and benefits even when the cost of labor in the industry is falling.  

It could fall through if the deal isn't was sweet as it sounded.

I honestly believe that would fall under due diligence and it's probably a lesson learned for you.

For example, Friday i was sitting close enough to one of the lawyers and heard him convey to the sheriff that he just got an email pertaining to one of the homes on the docket, that the owners were filing for bankruptcy and that the home needed to be postponed.

  $270-$280 is about the cheapest I have seen in  Dallas in the last year or two that wasn't either falling down, really small or in a war zone. 

Yes, you could get at least $400,000 for a 4plex almost anywhere in Utah county.The problem is either your management company or your units are 80+ years old and falling apart.
