Two distressed properties need a lot of work.

If you paid below market, for your home, due to distress, that is taken into account as well as updates and market.

From acquisition it might be more effective for you to utilize a hard money lender when purchasing a distressed property.

Another cool opportunity I get to have is that I respond to outages at different times of the day while I’m driving and I scope out distressed/vacant properties and write them down.

Are there any tax incentives, etc. that the city is providing to rebuild completely vacant and distressed multi-family properties?

Most likely the property will be distressed so the FHA loan wouldn't be the best option here.
