4-Unit Househack (commercial loan better)?

I'm considering buying a fourplex to househack. Most likely the property will be distressed so the FHA loan wouldn't be the best option here. What loan options do I have to put little money down and wrapping the rehab into the loan? Buying cash is great for a quick close, but I don't have the money for that or the contacts to do such a thing.

FHA 203(K) loan- 3.5% down

Fannie Mae Homestyle - 5% down

(I looked into it previously, but did not do a deal after all).
