I have a realtor and have begun getting MLS listings daily.

I will let you up on my buyer's list. 

I would be offering listings containing cash buyers within the last 6 months in designated area with all of their information, list of each house purchased and for how much. 

The seller seems fairly disorganized- listings aren't complete, some homes are listed as for sale on some sites but not others.

Search for other local wholesalers on BP and throw them a kickback for access to their buyers list.

How do I not waste money mailing to lists so many investors are already mailing to? 

We will list property for sale/turnkey rental but will also hold as a rental if it doesn't sell.  

Why can't I do a land trust with myself as the trustee and wife as the beneficiary just so if anyone looks it up I can tell them I am just managing the property on the side for a "friend" (the beneficiary) and they listed me as the trustee?  

I am trying to discover the real way to earn my family some additional income in real estate, either through flipping, or developing rental properties. 

This list would contain the zip code and corresponding name of the municipality, and a breakdown of the number of SFRs.
