It would be interesting to know if Cap Rates have already began to change.You probably haven't seen it because most stuff that is being put out now is still stuff that was put in contract pre-COVID, or underwritten to pre-COVID reality/pricing.

See, this is why I hate to rent apartments in new purchases that I haven't personally renovated-- and when I do have to rent a unit in that situation, it is not uncommon to find a slew of "little stuff" right at move in.
