Interesting stuff.

It would be interesting to know if Cap Rates have already began to change.You probably haven't seen it because most stuff that is being put out now is still stuff that was put in contract pre-COVID, or underwritten to pre-COVID reality/pricing. 

I also heard they’ve been jammed up because the banks were busy with all the SBA loan stuff?

See, this is why I hate to rent apartments in new purchases that I haven't personally renovated-- and when I do have to rent a unit in that situation, it is not uncommon to find a slew of "little stuff" right at move in.

I live around there.Spruce Pine has all your average stuff available - Ingles grocery store, a bunch of fast food and small independent restaurants, a Walmart. 

I know Kiewit will provide a letter of employment saying where your job rec is as well as how long you've been there, salary and all that good stuff. 

If it is ready and they still have stuff there, move it for them. 

Then sell all your stuff and move, Right?

A mail house isn't going to be that much more expensive than me buying the envelopes, stamps, and printouts, and paying a college kid 8/hour to stuff and stamp.
