I have definitely considered, but nothing in the pipeline at this point.

I've been to Phoenix, Scottsdale, and the other cities nearby at Arizona and you are definitely right that it is much cheaper over there.

With investment property, there is a definite percentage of properties that are sold without ever been formally marketed.  

I was a bit nervous and definitely out of my comfort zone, but I learned a ton!

It has definitely been a journey going from wholesaling and fix/flip single family properties (Which I still do, just not as much anymore) to investing in multifamily deals.

I will definitely make sure all information is shared with all parties if I am able to wholesale it.  

There a great many benefits when investing near the university- its the largest employer in Cincinnati, student population growing 6%/yr, I've had 0 vacancy, it's just 2 mi from over the rhine(think silver lake) and downtown, it presents cash flowing deals while well in the path of appreciation, and every major hospital in the city is within 1mi.

I definitely don't want to send a signed and notarized construction lien release to their lawyer without cash in my bank or subject to escrow.
