There is a dark side of buying a property with no money down at full market value.I get alot of calls each week from people that bought their property last year and got a 100% loan and now they have to sell the property.As a Realtor I have to tell these people that they will often have to bring 10k-20k to closing to get rid of the house and pay Realtor Fees and Closing Costs.Often the seller wants to just mark the house up an additional 20k to see if it sells (which never happens).

Two tenants have complained about cigarette butts on the property, and one just complained that his unit is starting to smell like smoke.

I once called a Popeye's Chicken and asked the employee to walk down the road to knock on a seller's door because the seller had went dark on me.

You always tend to think of big shots in an ivory tower somewhere smoking a stogie laughing counting stacks of cash from their “real estate” profits.

Alaska - especially our rural areas - is not for the average person - dark winters - etc.

As far as I understand, damages from smoking doesn't fall under the "normal wear and tear."

They also don't want to smell smoke all summer and have to run a hepa filter in their house to have decent air to breath.

cash flow is nearly impossible so i'm buying for equity.My position is there are dark forces at play with big players behind the scenes.
