Plenty of posts here on BP, where especially busy docs throw money at LP opportunities only to get burned.

In decent condition could probably get low to mid 200k's in current condition probably mid to high 100ks I would say this is a C neighborhood.I save all income from this property so I have some money put up for cap ex stuff but this will burn through that. 

Generally the liability insurance you carry on a lower value home will not cover if the house has a fire, someone is burned and lives. 

If you have a new job in a similar line of work, then you can provide that information to the underwriters to get you to the finish line.Its one additional layer of protection for the lender (who have been burned on this very issue in the past).Hope this helps!
