Once you get the property under contract then hire a licensed inspector to perform a formal inspection, to inspect the property in much more detail. 

Where you have to really stand out with your listing to perform great vs the coastal cities only having so much room for str, creating more of a demand.Best of luck!

Sometimes, you can move them slightly if the income approach is much higher, but your best bet to move an appraisal is meeting the appraiser while they are performing the appraisal and talking up how great the asset is, the improvements, the shortcomings of other comps, etc.
