Read Krystal and Makenzie's posts about 4 times each...I was about to suggest using some HM and use that as the down pay and holding costs to do a smallish flip to double it in a few months, but if you are new and your long term goal is buy and hold, then I'd start shopping the market for median priced rental houses and use as little of that as possible for a down payment on something and keep as much in reserves as possible.

There is risk of two mortgages but with proper margins it's doable.The other way is to put the first house up for sale and shop for the second property.

we basically are all over them if we hear about a noise complaint , and tell them if we get a call at 2:00am ( we never do ) we will be calling all their parents as well , so they can be awakened as well :) we make them sign an adendum that says they are a " family " they all eat , shop, share bills, .... together as a family . so far so good .
