@Elias Chawki I have one tenant that pays a few days late occasionally and it is usually do to the way paychecks fall that month.

But if this is a long range investment which you plan to enjoy in your golden years, it would work, even if occasionally you are in the negative as long as the property is a quality property.

So for us we try to at least push for 15-20% cash on cash return, but in no way would we say that we will give you 15% fixed because then there is a blur between equity and debt. 

On really good deals I can occasionally get 1.5% if I find a screaming deal.

You can also find deals occasionally on loopnet amd craigslist although they are usually smaller ones listed there.

Well 80% is gone other than the occasional unicorn. 

We're talking multiple $100,000's of equity created on the deal, occasional 1% rule or close to it, millions in net worth appreciation, the whole shebang. 

I'm signed up for every real estate site alert and constantly comb the MLS, my wife sometimes thinks I'm nuts.I specialize in residential remodel work, with the occasional new construction thrown into the mix. 

In the northeast, it is basically a myth.Will people find one occasionally?

Like others have said, have a clipboard to take notes on because it all becomes a blur.
