How do I help others make money?
I was wondering, how would I go about getting investors involved in my CRE business? I have a few properties and they're cash flowing about 15% NOI. No debt. I'd like to be able to help others get involved. Like say to them, "Hey I can help you make 8% on your money no hassle. So if you give me 100k I can give you $8,000 a year." I think it's a good proposition.
Do you guys think it's a good move on my part or should I keep flying solo? Has anyone else done this before? Any advice helps.

@Stuart Humphreys from your post, what you're talking about is an investor syndication which involves a lot of legal work. If you can pay the investors $8000 per year why not just pay a bank $6000 per year?
