I'd be willing to bet that they would like for someone to come in and clean this property up.

For something that small, unless you're looking for a stated income loan (no personal income verification and no tax returns), you're best bet would be to call a couple of local community banks and credit unions.

In my experience, the best bet is to try to make sure the HOA is running properly and efficiently, and let it do what needs to be done.

I was wondering if there is anyone in the South Florida area that may be interested in doing an advanced rehab project, and would not mind showing me the ropes as we progress through the deal.
