It's a 3 bed 1.5 bath, needs some work in the kitchen, flooring, paint job, but nothing huge.Running the numbers with just $1000 rent seems good to me, about $200-$250 cash flow per month.

2 beds wont rent well either. 

The second floor is a 3 bed 1 ba apartment that is currently rented for $1200.

Average rent $7701 bed / 1 bath...

I recently was able to sell my share after an arduous process of getting fractional financing andand doing a 1031 exchange into some new properties out near Sacramento.I now have the bug.  

@and@Justin@Andrey Y. average cash flow is $1500/property and that includes being able to live in the nicest 4 bed for free so it's really higher but that's how I keep track on my spreadsheets. 

I am thinking SFH, 3 or more Bed 2 or More Bath.

Mine is slightly bigger and 4 beds however we are finding it rents well and quick.

For example, most 1-bed apartments (and not even the nice stuff) in Class A and Class B areas of Boston are around the $1900 per month mark.
