It's a 3 bed 1.5 bath, needs some work in the kitchen, flooring, paint job, but nothing huge.Running the numbers with just $1000 rent seems good to me, about $200-$250 cash flow per month.

@and@Justin@Andrey Y. average cash flow is $1500/property and that includes being able to live in the nicest 4 bed for free so it's really higher but that's how I keep track on my spreadsheets.
