Keep in mind there are legions of folks preying on folks that lament that they hate their job and for some reason think real estate will set them free and they will no longer have to work etc. nothing can be further from the truth.. and wholesaling on top of that is Hands down the absolute hardest thing to succeed at in most markets .. you just waste your money even on So called reputable wholesaling mentors..

Tell them (truthfully) that smoke odor lingers and professional cleaning will have to be done at their expense, ie the security deposit.The sale thing is a red herring.
