The truth is you will make mistakes.

The truth is, you could read 100 books and still not know enough because certain things need to be learned through trial-and-error.

Keep in mind there are legions of folks preying on folks that lament that they hate their job and for some reason think real estate will set them free and they will no longer have to work etc. nothing can be further from the truth.. and wholesaling on top of that is Hands down the absolute hardest thing to succeed at in most markets .. you just waste your money even on So called reputable wholesaling mentors..  

Tell them (truthfully) that smoke odor lingers and professional cleaning will have to be done at their expense, ie the security deposit.The sale thing is a red herring.

So, I guess I could use some encouragement that it's still been possible or the honest truth, it's just not a good time for BRRRR right now. 

It's a tough position to be in because on one hand if you tell the truth, that might prevent them from finding a place to lease and they end up staying at your property.
