Which model would you recommend for a rental unit?

A little background, We have been in the game for 10 Years full time,  experimented with many different rehab models, we rehabbed 15 houses last year and wholesaled (bought and sold) 28  houses to a couple other rehabbers, half of them to former employees who are now doing their own rehabs. 

The better you understand your buyers' business models, motivations, and what they are looking for, the easier it will be to put deals under contract that your buyers want.

Look at his threads, they are a great model for someone wanting to start small to get familiar with all the details before jumping into something bigger like a Park.
