At a high level, you have a handful of options:- Exterior drain tile, which is many times cost prohibitive if you are in a dense area as it involves digging a trench around the entire foundation of the property then installing crushed gravel, perforated PVC pipe covered with fabric to prevent other debris from entering.

(When a borrower files their first BK, there is an automatic stay preventing creditors from trying to collect; if it's a second filing within 1 year of the last one getting dismissed, the automatic stay only lasts for 30 days.)Our attorney filed a brilliant opposition laying out the borrower's 6 bankruptcy filings within 10 years, which showed a pattern of bad faith filings.

The Consumer Financial Protection Bureau announced a new rule today to prevent a wave of foreclosures due to coronavirus.Here is a summary from the New York Times:“In most cases, lenders will only be allowed to foreclose on a home if it is abandoned, if the borrower has not responded to messages for at least 90 days, or if the borrower has been formally evaluated for all available “loss mitigation” options (such as a loan modification) and none are viable.Servicers will also be allowed to proceed with foreclosures for borrowers who were already 120 or more days delinquent before March 1, 2020.The new rule also allows mortgage servicers to more easily offer some loan modifications so long as the changes do not increase a borrower’s monthly payments or extend the loan’s term more than 40 years beyond the modification date.”Nice for current homeowners but with the current high prices and low inventory, anyone hoping for a wave of foreclosures or crash may be waiting awhile.

I think there are still restrictions that prevent cash out refinance on VA or FHA loans, so that could also add to the confusion.

There’s a very large asphalt parking lot in back that I’m thinking I could turn into 4000sq ft of self storage as well as having plenty of parking for the tenants close to the building.

I guess both are accurate.They said the CDC doesn't have authority to do a nation wide eviction moratorium, but didn't strike down the existing one that will expire anyway at the end of July.This should prevent this from ever happening again.I live in a red state and I have been able to do evictions as long as I attest to the fact that I don't have a federally backed mortgage or that I do not receive government subsidies like section 8 on a property.
