Sealing A Basement Leak

Hi,

I have a unit in a basement that leaks water from the walls when it rains.

I’m looking to have the basement sealed from water.

I’ve had a couple contractors come in and take a look. One thinks it will be a relatively easy fix and the other thinks I’ll need to dig trenches and add a sump pump.

Has this happened to anyone else?

@Nick Winikoff Basement leaks can be a bit tricky and may/can have many culprits.  Before you venture down the path of installing an interior drain tile and sump pump set-up, I'd review the exterior of the property.  

Do you have any grading issues in which excess water may be running towards the foundation?

What is the condition of your gutters and are the downspouts moving water away from your property?

Are you aware if any other fellow owners in the area have indicated water seeping into their property as well?
