If it's Boeing or General Electric and it's a long term contract that will be much different than say having a bookkeeping contract with a local grocery store, the latter would probably not be considered unless you were just shy of meeting the two year mark.Other aspects will weigh on your application as well.

What I do is use the first 6 months of "profit" to renovate the building and store up reserves.

To the South you have Rodney Parham which features stores including the Whole Food type grocery store, that are consistent with "A" and "B" class areas and to the North is Cantrell Dr which will take you quickly to Midtown and Hillcrest.  

I usually only purchase direct from an owner and not a store.

Several years ago, I had an Amazon store and did most of the web work myself, since I had experience as a web developer and content manager -- even for me it was frustrating!

But the only way it will change is if buyers stop agreeing to it, and since most pass the fees onto the seller as part of the closing assistance negotiated, it's unlikely to stop and actually seems to be getting worse -- I recently saw both admin and "storage" fees added, stating it's to store the documents for x years, basically having their client pay a fee for something that is required as part of their license, anyway, and definitely shouldn't cost that much.
