With some of the large tech companies coming to Indianapolis this year and the strong job market growth, I anticipate continued appreciation as long as the economy doesn't tank as soon as the elections over.Normally, Indianapolis has not been a place of major appreciation but a has a very stable economy and a fairly low cost of living.

@Jordan Moorhead@Denise Brown-PuryearMy experiences have been very similiar to Denise's experience.We also would have experienced a large rent and value appreciation, depending on which neighborhood we owned our investments.Several of my properties trippled in Value and one increased 7 TIMES the value that I had bought it.I would like to comment based upon a REAL example.Year: 2000Area: Windsor Terrace, Brooklyn, NYPurchase Price: $140kInvestment: $28k ($21k down, $7k Closing)Renovations: $50kRent: 2 apts at $500 per monthCurrent Year: 2017Current Value: $1 Million (Conservatively)Current Rents: $1,900 per monthIn terms of the topic and this is just MY strategy, renting to low income, my preference is:1) I don't invest in Low Income Rentals unless I fully can anticipate the rentals to move up.

Thats not considering cap Ex, margin of error, and your cash flow profit either.If you're buying with FHA you may even need a higher RV ratio since you're financing nearly 100% of the sales price plus you've got .8 to .85% annual MIP.I am not saying its impossible to get a cash flow deal but, it will probably have to be a self sourced off market deal rather than a publicly listed property.I get RE investors who buy negative cash flow deals as a loan officer who buy based on anticipated market appreciation all the time.
