Furnishedfinder.com is the primary resource mentioned by "mid-term" advocates, but even that website uses the term "long-term" or "month-to-month" or "monthly" to describe their rentals. 

Like I mentioned earlier, I interview all my tenants, I am hands-on and I don't advocate renting to all illegal as I don't advocate renting to just anyone who applies either.  

If the furnace blows out and you have no cash at all, will the tenant reciprocate and say "its okay, i will fix it myself?

The good news Will is your fall on these isn't the worst fall on the planet :) You can still make them work and make up your losses with proper property management and good tenants.I am a huge advocate of higher-priced properties, and higher quality, for exactly this reason.
