I don't mean this to be critical, but the outdoor pics look "fake" to me.  

The indoor experience and outdoor experience on the property must be equally present.

Maybe an umbrella policy?

The extra umbrella limits are pretty cheap, so I'd up it if I were you.  

Most title companies will have QI firms that are in their underwriter's umbrella of businesses. 

That should fit everyone comfortably, especially if they would be outdoors most of their stay.  

We have umbrella insurance also.

Some of the spots in there have significant stone work, and outdoor kitchens, so i get the higher prices on some of those.

Another way to solve occupancy challenges, which I strongly encourage, is adding a few more features so guests will feel less desire to leave and find comforts, such as a hot tub (with great photos, including lights on at twilight), well stock the home and make a big deal of this(especially coffee and the ease of making it), buy more indoor and also outdoor games, photograph them in use and describe them via verbiage in the listing.

I also have separate umbrella policy as a "just in case" measure.
