At a high level somebody with a solid job record and credit history with 5 animals (two dogs, two large fish tanks, one lizard) or someone who is very professional and thorough but has had a recent divorce and bankruptcy (would also bring a dog, and two college age working children),  but since bankruptcy appears to have a solid rental history (and mentioned prepaying early)...Thank you!!!

I own a small general store, SFR converted to duplex, 12 unit self storage facility...and just recently purchased another SFR from tax sale that will be a rental as soon as rehab is done.

Can I use dropbox type cloud storage?

Pipes, furnaces, water tanks, electrical, sinks etc.He asked me If I could sell it to get him out of it.

If I didn't know better and just looked at them from the outside, I would have thought they were fancy, insulated storage sheds. 

In a nutshell, the numbers have to work.Also don't start with something needing anything other than a light rehab; paint and flooring are good candidates, maybe a new boiler or hot water tanks - think "under $30,000 total".If the #s work you could also start with something needing little/no rehab.

I am a state of iowa public employee so I have IPERS which if it doesn't tank, pays out 70% of my three highest earning years once I retire.  

If I lived there I would like that extra storage space behind the car without it.

Curious, do you think investing passively (providing equity capital for a preferred return) in an LLC partnership that manages a self-storage RE fund (the LLC is not the property manager, just the fund manager) would trigger the UBIT?
