Sale price: $325,000 Bought my first property 2020 for my primary residence and was able to purchase another property in 2024.Moved into the new property and converted my 2020 property into a rental.

State Auto sent me a note that they are no longer covering these types of policies but Safeco would be happy to sell me a policy for 5900 a year (previous was 2200).

I was looking at going the self-managing route due to me having a little more experience and mainly finding a great handy-man and GC in the area to help me if repairs were to come up from the tenant.

I think cash flow is hard with current property prices, so it’s mostly an appreciation play for me.
