I would imagine that a load of laundry probably doesn't use more that 25-40 gallons of water - I'm sure that's a google-able fact though.

On the other hand, I don't want to work on getting financing lined up and then it washes up, for example with private funding, before I can find a deal.

If anything, use a white wash, but not paint. 

One thing I do notice is where/when the vacancy is taken out.Is it more wise to take a 10% vacancy off of total income (units + laundry + misc) or do you take 10% off of just the units?

I am wondering if it will pay to power wash the brick on the outside, or paint the inside something other than white/off-white.
