RE is personal, it's between you and the homeowner, face to face, not over some freaking internet site!

As far as doing some internet marketing, does anyone have any experience on choosing to market to cities vs neighborhoods when trying to establish a presence?

We have been reading lots of books and have been on the internet like crazy so that we can get as educated as possible.

On the internet, you'll even find attorneys who (obviously failed at chasing ambulances) have turned into RE gurus who also give bad investing advice.

Choice B, distribute a "tape" to a bunch of random people on the internet and hope one of them finds some buyer with $5 million to spend based on a craigslist ad.  

"Tenant pays all utilities" for 2-4 unit properties tends to actually mean "Tenant pays electricity, heat and extras (cable, internet, etc) BUT not sewer and water."

I am not an attorney and my knowledge of the law extends as far as the internet allows me to.
