JVs are very complex when you apply CA laws, it is a virtually bottomless and unlimited number of liability if one does not perform what he needs.

Don't worry about very limited communication with viturual assistants or the simple fact of them being overseas the time zones and responses often do not work very well together.

By buying the low end stuff, you're virtually eliminating the appreciation and cutting down principal paydown (smaller loans equal much smaller principal paydown).
