Hello all, Plan- For my next investment my plan is to buy a property where I can try the brrr strategy.Problem- The average house in my area is easily 300k so saving for a down payment could be a little slow.Possible solution- Was considering looking into wholesaling, would help accelerate getting the 20% needed.

With criteria being single family homes with 3br 1+ bath.2.Reached out to local credit union and had them sent me a conventional home loan worksheet quote.3.Did go on to lending tree to see if that was a better option with shopping for quotes on loans.

Here's the deets with a couple of questions at the bottom:Purchase Price - $130,000Appraised Value - $150,000Down Payment - $55,000Loan Terms - 30 year fixed at 4.125%Monthly Rent - $1,595Property Management Fee - 50% of 1st month and 10% monthly One time costs fixing the place up, etc:- $1,500 paint labor- $1,000 Paint supplies- $2,500 tree removal- $500 ancillary- $6,100 - closing costs on noteTotal costs ($11,600 + $55,000 down payment) = 66,600QUESTIONS1) How does this deal rate?

Parks with ~20 homes or less have higher expense ratios around 40% or more, and if there are private utilities then even higher in many cases.Are there deferred capital improvements requires for the infrastructure, roads, tree trimming, etc?

I'd clean it off use a solution that has mild bleach in it.. check the crawl space below and exterior walls, or windows, or any roof leaks that are draining toward that area..
