Typically once found and treated an annual inspection can be done and re-treatments can be done early into their repopulation if it happens.However. . . often the damage lies under the surface and is difficult to assess.

I believe a former owner is treated like a holder over tenant.You could also give a quick call the housing court that would cover the property to see what they say.

Obviously there are downfalls to both sides, but the simplest reason I can give to go LLC is that you will be running a business, and you should treat it that way, especially if this isn't a one off.

You can make a smaller radius but for some reason, Facebook will not approve a special ad category with a small radius as they consider that a violation of the fair housing act, which is why they stopped allowing the zip code approach.I treat my ads like billboards, radio, tv, and newspaper ads.

Realize they serve 2 diff purposes:1) LLC is to limit a claimants recourse to your assets and passes thru income to the end entity2) S-Corps are the end entity and are used to reduce taxes (like FICA) and W-2 amounts by providing more generous benes (like retirement contributions) to "employees" as long as all are treated equally.DISCLOSURE - AM NOT A CPA OR TAX PROFESSIONAL.
