@Jake KnightI do know of companies and individuals that do really well at wholesaling, but it can be difficult to sustain as you have to do it every month, but if you have integrity and do it right, and build a SYSTEM, I have seen it sustained and can be a good model.

You could search for the type of properties you would want, price point, size, owner current debt, etc, etc, and the system will find properties that will likely make a deal.

These contracts can be skewed terribly in favor of the Owner so that he will foreclose on you for any little hiccup, so protect yourself right the first time and you will know what to look for on subsequent deals.Diligence on the property needs to focus a lot on the well, the septic system, and the mobile home.
