Talk with your tenant and make sure there is no food source drawing them in.

There are a few Real Estate Groups and meetups groups that you can learn from, The Rich Club is one and a few others that charge fees or you can go to meetup.com and search the different networking events in Houston, Jet Lending host the biggest one once a month, great place to network, meet lenders, wholesalers, real estate investors seeking partners and there is free food and beer.

So it's a little different than the boom/busy potential of a place like Greenbrier when fracking came and has largely left.Anyway, no giant conclusions, just food for thought.

Gas is almost a loss leader and the owners make money off of lotto tickets and inside food and drink sales.If it's an old gas station on an over sized lot in a great location then Quick Trip, Racetrac, Wawa, Speedway,etc. might have interest.

Just food for thought from a guy who has done a lot of deals.

Also, I like to try and put some emergency money aside in a hard to get to place, so that if things go wrong, you have money for yourself - not for your projects, but for yourself if something bad happened or things take longer than expected you're not sudddenly scrounging to come up with food money.
