EZloancorrect me if i'm wrong, but if i pay cash for the property i would think there is no reason for seasoning. of course, you still have to prove you have done enough to raise value and have the comps to back it.jim

Some HML's charge usury and don't know that they can be legally liable for it.All of this is of course subject to the advice of a qualified attorney, which is where I learned of it.

Of course if you can buy low enough, you can still cash flow property #1 *after* the refi but as a fairly inexperienced investor, I haven't found any deals like that yet myself.
