After two years I understand for tax purposes I sell it as a rental.

Now owner needs money and wants to sell it.

My wife and I have 3 options: 1. stay where we are. 2. buy a second home and rent 1st. 3. sell our home and buy another home.

Or, the place could look like your Aunt Gertrude’s house and some elbow grease, sweat equity hustle and two years later sell for a profit. 

I would also consider why are they selling the property?

Can we sell both of these and do a 1031 and move into a larger apartment building?
