Just like a regular loan they sent an appraiser to give a value "as is" and an ARV based on the improvements I told them I would do.

If you are flipping, I would go the garage route.

In other words making the impossible possible.Goal is to be  "retired" from the regular J.O.B. market within 5 years. 

Honestly in any case, you should have skin in the game before an investor decides to go with you. or you better have a lot of assets in your name that can be used as collateral if you want to go the no money down route.

I'm just wondering how this will affect the ability to get over the 10 property hump should I want to go that route once I reach my personal cap.

@Aaron BurwickI have not but check to see if they offer checkbook control solo 401k or IRA as that is generally the least expensive route to go.

Do you know people e.g. contractors, friends/family you visit regularly in any of these locations?
