Your contract dictates when and if it is forfeited, but you might have some issues if your contract didn't reveal you were not the current title holder.

Are you able to put together a Proposal with pictures of the needed work without revealing the property address?  

.-  You may need to take the listing off the market for a couple weeks, spruce up the house and start over with a fresh listing. 

Would you automatically disqualify someone because of this or would you consider if they have started their life fresh?

There's no hard and fast rules - you can have any dates and conditions you want.Having said thatstart fresh, start strong (new management, I'm just the guy doing what The Man tells me) and put the new agreement in place as soon as you can.
