Talk to several local investors who see what's going on in the city everyday (for balanced opinions since they're not trying to sell you anything), contractors and property management companies get their feedback on renovation costs, repairs, rental rates for properties you're looking at, etc. 

I'm okay with minor cosmetic repairs.

Duplexes are not passive income, and one major repair will eat your entire year's cashflow. 

I learned a ton from the house itself, and it was a great mentor;  it also had no hidden agenda or motive, and only upcharged me for the repairs it needed. 

This has allowed me to build not just my real estate business but also a home services business which has really taken off and provides additional income streams for me between my flip/develoment  paydays.

I keep hearing glue installation is better for rental, is case of repairs.

Hi.I am looking for a smaller, around $50,000. line of credit to be flexible for down payments, construction cash, and/or just to have in case of unexpected repairs. 

The best idea I have is for a vetting service renters can use to screen potential rentals/landlords.

They would pay the taxes, insurance, HOA and all maintenance/repairs, and I would pay the P&I. 

Going to look for cutomer service as well.
