After posting a monthly market update for Milwaukee every month for the last 5 years and looking at the data every month and the dynamic that makes prices inch up month after month it is becoming more of a certainty to me than a possibility.Because the reasons don't change: we keep devaluating the paper dollar, we still have a chronic housing shortage and we are not building nearly enough to even keep up, let alone to catch up from the deficit we carry.

. - I didn't search for non-recourse, that just popped up by dumb luck. - The 3rd lender, on the right, with the best rate, requires that one borrower/sponsor be experienced in the asset class, and that they personally live local to the property. - 1 regional lender (Pima + 1 other county), 1 state-wide lender (AZ), and 1 national lender, not in that order, is represented here. 

I agree, people sue whatever whenever no matter how ridiculous their reasoning behind it.

What is the reason why you got declined?

I charge around $70/hour, I set my clients up on a flat amount per month though.

Work that my accountant did to clean up my Schedule E.  

Bring an air compressor with fittings, hook it up, go around listening for air leaks.

Their rates are very reasonable 1bedroom $1000 2 bedroom $1250 3.

Too many Michigan fans up there for my liking.
