@Tim West Yes - exactly my vision would be a different feel - community gardens, laundry facility, perhaps a guest suite that they could rent for overnight guests.

There isn't that big of a difference in the amounts, especially if you are planning it to be a buy and hold.Think of it another way: how much are you willing to lose the property for?

My guess is that they are legitimate but maybe use different domain names that funnel to the same investor/s for private lending deals.

I sign up for this all in 2019 for this is the first time I’ve logged in.I bought a place in 2018, remodeled and sold in 2022 and chased my dream of 20 years of moving to Jackson Wy however investing here in not an option since I’m not a billionaire sooooo I am planning my next moves and looking to invest.I have roughly $30K (potentially $50K) to invest in a flex and flip as I’m not sure I could do the landlord thing.I have been looking in places I would like to actually live which is eastern Oregon, North central/East Tennessee, Rapid City or Naples-Clearwater Florida areas.Any help or ideas would be awesome!

@Gavin Jex seems like they are trying to help you out, but exposing you to tax issues.As @Chris Seveney already pointed out, one of you will be taxed on the 0% interest loan as a "gift".The other issue is that you will get the property at $170k roughly, and then be exposed to capital gains of the difference between that amount and the market value.Highly recommend you speak with an Estate Planner for possible better options.
