there was always a retired Police officer on site to check IDs .. no one went in without ID being presented .. this cut down thefts to almost nothing.Just like your saying most of these thefts are done by someone known.. in this case it was the workers who just put that water heater in and then were coming back at night and stealing the friggin thing ..

The plan was to remove any Insulation if any was present, spray and apply vapor barrier but I did not go into the crawl to see extend as it was difficult to get in.

For what it's worth, my personal opinion is if you don't come from a construction background and you haven't done many deals it would be totally worth the $500 for the inspection (assuming you don't use the same inspector from last year) because something you didn't initially pick up on which could be a deal breaker to you may present itself in the home inspection report.

Assuming you plan on holding on to it for a while, I don't see an advantage to doing it while tenants are present which would cause more headache than anything.

I have been told by locals that this area is very rough, but I still wanted to see if there is potential here for selling property as-is to other investors.I've been offered a few great deals by the county free & clear, taxes paid, for homes in the area, but I'm not too sure how the fellow investors would react when I present these deals.
