Talk to your lender, your capabilities are limited by your DTI & length of time your loan was held. 

The biggest thing to me, is downside protection and capital preservation, and large MF is much more capable of absorbing the affects of a down market.

I'm capable of managing the property myself from New York, filling vacancies, calling for maintenance, etc. 

I'm not looking to hold someone's hand, I'm looking for someone who has already done a couple of projects already and wants to scale.Like a tennis player trying to get better, I'd love a partner who's "better" than me, but I'll settle for commensurate!

Common on you experience players out there.

Ahhh...come on @Alora Glaze I only did 12 renovations last year on managed properties ;) But you're right...most PM's are not GC's or capable of drafting a scope of work and project managing a renovation.

In the end of the day the person that can demonstrate they are capable and willing to buy their house WILL get the deal no matter how personal the other guy is.This entire marketing ploy here is insincere.

Unlike a sale involving a mortgage, there is no transfer of the principal from buyer to seller but merely an agreement to repay that sum over time.With only two main players involved, owner financing can be quicker and cheaper than selling a home in the customary way.

Some real players from the city go to that and that's what matters I think
