No investment is perfect and everything has risks but the nice thing about real estate is that you have more control over those risks than most other types of investments. 

To be more specific, since I will be living in it and technically a MIL is one unit, can I say something like "perfect for young professional or young married couple" in the listing or would that technically be in violation of the fair housing laws? 

It is really tough and complicated to hone in on the perfect site.I optimize my site to: 1) have Google love me2) whomever needs to sell their house will be convinced I am the best and only choice for them.SEO + Credibility = LeadsI have done a ton of research from scratch to perfect all aspects of lead generation and lead conversion and I am applying it onsite and off site.

If you buy in your personal name only, it is common to get the spouse to sign the deed of trust to completely perfect the lien against that spouses community interest in the collateral.  

I wouldn't ever consider tearing off a perfectly good roof for no reason, but this one has multiple spots where its leaked through the ceiling.

I found no single perfect data source but here are some good sources: Zillow, Trulia, RedfinIncreasing population: Simplistically, if people are moving out of an area, it is not desirable.

Whereas other investors couldn't justify rehabbing, and developers focused on bigger deals, it was a perfect match for this auto shop Owner to expand on what he already had.
