Landlord Laws for Mother in Law Utah

Hey Everyone,

I am looking to close on a SFH with a mother in law unit. I am in the SLC, Utah area and I am wondering if there are different landlording laws for an owner occupied MIL unit that I need to be aware of?

Specifically, how do I find out if my area requires landlords to allow section 8? Additionally, since it is technically the same home and not a duplex are there any Fair Housing Law differences or allowances for this set up?

From what I know, you can only rent it out while you are occupying the property as an owner. Once you move out you can no longer rent both units to separate tenants.
