You may want to check the file place under the resource tab for move in/move out check list and rental agreement which can give you ideas on what to include in your rental document package.

I figure since I am saving money on holding costs ( use bank instead of private or hard money) most of my competiiton is using private or HML the savings I make I can up grade a few grand and have a nicer finish package and get my houses sold all things being equal...

You will sometimes find them inadvertently by working other lists, such as foreclosures, where a percentage of the records concern real property owned by deceased persons.Since nothing in this world is completely free, expect to either to spend some time during your learning curve or find training material that supports expediting your education and reduces the trial and error experience.

Here the Government Standard Lease form which most landlords use includes a 7-page appendix containing the key points of tenant/landlord rights and obligations from the legislation and a URL to the entire legislation on-line.Most tenants - or probably landlords for than matter - never read the material, so its presence has no real impact on Landlord - Tenant relations.

Single story with concrete slab...maybe that is better although i have never had to get rid of cat urine odor out of either material.

Ask them what other REOs they have and maybe they would consider doing a package deal with you and even providing the financing.
