You can get the seller to give one of them a notice to vacate, or if they have longer leases then one of the tenants could agree they will move out within the 60 days after closing.

There was a Notice of Sale on that DOT posted in February 2020 and subsequently canceled 6 months later.

Filing notices and eviction is leverage you should always use for just that, leverage.  95% of the time when we file for eviction it is for leverage the courts offer us, not to actually evict the tenant. 

I was using Zillow for a while, and they had an advisory notice pop up to remind you not to open the background check until you were ready. 

I've seen quite a few threads on here about this, and generally what I've noticed is anyone in the north east says they must have them removed before COE.

But since it is a slow disease and can take years to be noticed, the statue of limitations clock starts when the damage was detected, not at time of exposure.
