Delinquencies - What is your best strategy to handle these?

Good morning BP family. 

I am seeking advice on the best strategies for collecting delinquent payments. What strategies do you use that have worked? Which ones have not? At what point do you evict the tenant if they don't come through? 

Thank you for any help you can give!

Filing notices and eviction is leverage you should always use for just that, leverage.  95% of the time when we file for eviction it is for leverage the courts offer us, not to actually evict the tenant.  Don't be afraid to use that tool.  Or just trying to get a non communicative tenant to respond.  If you wait to long on the legal front in the blink of an eye that tenant will be thousands behind so best to be proactive and early with notices and legal action.  Trust me, 3 months seems far....that is November.  But in November looking back on September will be so quick and you will wonder how did we get here?  By not taking action.  Don't be afraid to fill out a notice.
