Just like a settlement in court...or a plea deal....sometimes it just makes more sense to get it done quick and easy and you come out aheadIts really splitting hairs and a matter of semantics......I hate cash for keys.....and hope I never have to face that decision because it would piss me off beyond belief.... but if that day comes when its quicker and cheaper to "rip the band aid off quickly", then I may consider it..... but I do my best to never be in that spot.....

every major mid west deep south and rust belt market has TK providers and in many markets there will be numerous providers.I find they will generall specialize in certain asset class's like some will hone in on C /D for the returns on paper look very good.. others will only Do B and up and wont do any hud..

Everyone knows that the Zillow Zestimate can be WAY off from the actual value of a property, but I think it can also be a decent surface-level metric to help narrow down some properties to dive deeper into.
