I would not have a PM company unless I had probably 50 rentals.

That means you would have to qualify based on your income and your debts.

I have two properties right now, my 1st home (currently rented) and our primary home.

From the letters we sent out in our areas we have been able to purchase (some we have kept as rentals and others we have sold).

I don't know if that will bring the price down, and I would have a hard time selling. 

I'm a financial planner who works with real estate investors - we have a client who plans to renovate a Clinton Hill (Brooklyn) property that has been in his family for generations into a multifamily rental.

However I have heard from my STR coach that a lot of investors in the Broken Bow market are struggling.

You can go up to 80% but the rate is not worth the extra 5% in most cases.The other thing to look at is if you have a prepayment penalty and if so how many years you have left on any of the three properties, if not than your good to go!

Though out my younger teen years real estate investing was always something I was interested in and I have done quite a bit of research on the topic, but am nowhere near being well versed in all there is to know.
