I am interested in starting to look for small multi-family (2-4 units) with a business partner who hasn't used any of his conventional loan slots.

However, what I have been gravitating towards has been the buy and hold rental properties, probably single family homes or maybe small multi family homes.

I'm a beginner to multi-family and trying to figure things out.

Sure, you could argue that you'd be collecting rent from your tenants, but good luck finding a multi that has enough positive cash flow to cover the entire mortgage, taxes, insurance, vacancy, maintenance, capex and your living expenses, food, gas, utilities, etc.

I'm under contract to purchase some smaller multi's in rapidly changing neighborhoods.   

for the wainscoating you could use the sheets from home depot that come in 4'x8' sheets I think they are 1/8" or 3/16 thick and pretty cheap, maybe 20 bucks a sheet. cap it on the top like traditional wainscoating. for backsplash use either tile or or linoleum. the wainscoating can be put right on top with some liquid nails and finish nails and the tile could be put right on top.

• What are the average rents for the area (there are several online tools that can help you out with this)• What are the schools like in the area• Is the area primarily SFH, Multi-family or commercial? 

I am planning on buying my first Multi family house this fall, did some due diligence and the numbers seemed to be working just fine.

Interesting about Snapchat ... seems they can’t catch a break .. the other day Kylie Jenner made their stock value go down over $1 billion .Snapchat definitely seems like the type of stock that could crash hard in a downturn .
