You are looking for someone to mentor you who has experience and money, if they have both of those they don't have a lot of incentive to share profits.The part of the equation you may be able to fill is if you can find a deal. 

I am totally new to REI and browsing my local(BC, Canada) investor's clubs and so on I found kinda interesting 'mentoring' program where you pay 5000 deposit.

I've found the most valuable time at these things is actually after the session closes, when general networking time opens up.

You DON'T have to start small, you can start big, but it is important to have a mentor or coach guiding you through the process!

So I retook the course and this time I took thorough notes, listened to call sessions, and just immersed myself in every piece of content. 

Worked with a professional, or mentor, you must remember your a rookie not an expert just yet.

This has definitely been a rollercoaster, and I've been ready to pull the plug several times, but then new, favorable information would come to light and the plug stayed put :) I was very fortunate to pick up a partner with multi-family experience who is serving as an advisor and mentor, and he has been awesome.  

Being completely new to the world of real estate investing, I would love to find a mentor or partner that I can work with and learn from.
